Terrifying Tremors! Manchester City Centre Building Crumbles, River Irwell Engulfed in Debris!

A building undergoing demolition in Manchester city centre, Alberton House, experienced a partial collapse this afternoon, sending scaffolding crashing into the River Irwell. The incident caused significant alarm among those nearby, with witnesses describing a 'strong earthquake like feeling' and plumes of dust. One individual working close by recounted: “We were shaking and we didn’t know if the building was coming down, then we saw the plumes of dust.”
The collapse prompted an immediate evacuation of surrounding properties, including Cardinal House next door, where approximately 500 people from multiple businesses had to leave for the day. George Jones, owner of Cardinal House, stated they were aware of renovations but had never been warned of safety fears or the need for evacuation, adding that people left because they did not feel safe. Emergency services, including Greater Manchester Fire and Rescue Service, responded to reports of the scaffolding collapse, though no injuries have been reported, and the fire service has since left the scene.
In response to the incident, the developers, Bruntwood SciTech, released a statement confirming the partial collapse at Alberton House, which is currently undergoing full demolition. They emphasized that, while the noise may have caused alarm, all eventualities on such a complex site are planned for, and agreed safety protocols were followed. Consequently, Bruntwood SciTech asserted there was 'no risk' to the on-site team, neighboring buildings, or the general public. Contractors PP O'Connor remain on site, and work is expected to continue as planned.
Alberton House was earmarked for a significant redevelopment project known as 'The Alberton' – a stunning 18-storey landmark office building proposed by commercial property giant Bruntwood. The ambitious plans, designed by EPR Architects, included a focal point rooftop 'holistic wellness centre' featuring a pool, hydrotherapy vitality pool, hot and cold treatment rooms, a fitness studio, yoga terrace, physio room, and comprehensive changing facilities. Additionally, the scheme incorporated a landscaped panoramic roof terrace on the 17th floor, a gym, and an additional food and beverage outlet, intending to support an estimated 1,740 full-time employees and contribute £131 million annually to the economy.
However, the project has faced considerable challenges. Manchester city council granted planning approval for the redevelopment in 2022, with work initially scheduled to begin the following year. Yet, in June, planners approved an amendment allowing the project to be delivered in two phases instead of one, first to demolish the current structure and then proceed with 'enabling works.' This adjustment was intended to 'de-risk and accelerate delivery' of the approved development. The application for the amendment highlighted 'unfavourable market conditions' and revealed that developers had recently discovered the land was subject to 'restrictive covenants' that would 'preclude delivery of parts of the approved landscaping scheme at this time.' As a result, the hoped-for 2025 completion date for 'The Alberton' has proven unattainable.
