Tangier Beat Spain, Italy and Greece on This Mediterranean Affordability List

When people picture life by the Mediterranean, Morocco is not always the first place that comes to mind.

Santorini, the Amalfi Coast, Mallorca and the French Riviera usually get that attention. They also come with prices that can make the dream difficult to afford.

A new 2026 ranking has put Tangier, Morocco, at the top of the list of the Mediterranean's most affordable cities for people looking to relocate, work remotely or retire.

The ranking, produced by BC Game and reported by Mental Floss, compared cities using factors including rent, cost of living, public transport, restaurants, coffee shops, parks, walkability, beaches, sunshine and safety. Tangier came ahead of cities in Spain, Greece, Italy and Turkey.

Why Tangier came out on top

According to the ranking, average monthly rent in Tangier is about $415, while its estimated cost of living is around $584.80.

The city also received a walkability score of 99, putting it just behind Almeria in Spain, which scored 100.

Those numbers are estimates from the study rather than a universal cost-of-living benchmark. Other current estimates put Tangier's expenses considerably higher depending on housing, lifestyle and what is included in the calculation. Wise, for example, currently estimates around $1,114 a month for one person including common living expenses and housing.

Still, the ranking's point is clear: Tangier offers a Mediterranean lifestyle at a lower price than many of the region's better-known destinations.

And that makes its position at No. 1 particularly interesting.

Tangier has more going for it than cheap rent

Affordability is only part of the attraction.

Tangier sits in northern Morocco, close to the Strait of Gibraltar, with both Mediterranean and Atlantic influences shaping the city. It has long been a meeting point for different cultures and trade routes.

The city also offers the kind of setting that attracts people looking for a slower pace of life: beaches, cafés, walkable streets and historic neighbourhoods.

Its old Medina and Kasbah remain major parts of the city's identity, while landmarks such as the Kasbah Museum and Grand Mosque give visitors a glimpse into Tangier's history.

For someone working remotely, those things matter almost as much as the rent. A city can be cheap and still be an unpleasant place to live.

Tangier's high ranking suggests the study considered the wider experience rather than looking at housing prices alone.

The European alternatives cost more

Tangier was followed by Almeria, Spain, and Heraklion, Greece.

Almeria's estimated rent was about $638, while its estimated cost of living came to roughly $814. Heraklion's figures were about $573 for rent and $941 for living costs, according to the ranking.

The rest of the top 10 included Alicante, Malaga and Valencia in Spain; Palermo and Catania in Sicily; Bari in southern Italy; and Istanbul in Turkey.

That list says something about how much the Mediterranean lifestyle changes once you move away from the biggest tourist magnets.

Places that have spent decades marketing themselves as dream holiday destinations can be expensive places to actually live.

Tangier is not free from rising costs either. Recent cost-of-living estimates show that housing and everyday expenses can vary substantially depending on where you live and the kind of lifestyle you maintain.

So the ranking should not be read as “Tangier costs exactly $584.80 a month.”

It is better understood as a comparison of relative affordability and livability across the cities included in the study.

Why this matters for Africans

There is another reason Tangier's No. 1 position stands out.

The Mediterranean is often discussed from a European perspective, with Spain, Italy and Greece dominating conversations about coastal living. But one of the continent's own cities has now topped a ranking built around that lifestyle.

For Africans considering relocation, remote work or a long-term stay abroad, that changes the conversation slightly.

Tangier is not an imaginary Mediterranean escape on the other side of Europe. It is a major Moroccan city with established communities, businesses, transport links and a long history of connecting Africa with Europe.

It also offers something many famous European destinations increasingly struggle to offer: the possibility of enjoying a coastal lifestyle without paying the premium attached to the world's most recognisable tourist cities.

That does not mean Tangier is automatically cheap for everyone.

But if the Mediterranean dream is about sun, sea, walkable streets and a slower life, this ranking puts a Moroccan city firmly in the conversation — and at No. 1.
