The transaction establishes Marriott’s South Asia expansion plan once more and is a significant increase for the company in the mid-tier and the luxury hotel market in South Asia. The seven hotels, with 1,548 rooms to be added to the Marriott system, will bring high-end brands Ritz-Carlton, JW Marriott, and Courtyard by Marriott to the major Indian cities Varanasi, Mundra, Pune, and Navi Mumbai, and to Sri Lanka the first Ritz-Carlton Reserve.

The seven new properties reflect Marriott’s strategy of reaching new markets in India and enhancing its presence in Sri Lanka. The agreement with Ventive Hospitality strengthens Marriott’s footprint in South Asia while offering Ventive increased credibility and scale, particularly post its IPO. With these additions, Marriott continues to diversify its portfolio, which already includes a variety of luxury, upscale, and mid-range hotels.

Key Hotels in India and Sri Lanka

Among the seven new hotels planned, one standout property is a Ritz-Carlton Reserve in Sri Lanka, set to be a luxurious oasis with 73 villas and 80 branded residences. The development marks a significant milestone as Ventive makes its debut in Sri Lanka. The Ritz-Carlton Reserve brand is known for offering an ultra-luxurious, exclusive experience, and this property will attract high-end travelers to Sri Lanka’s growing luxury tourism market.

In India, Marriott’s expanding portfolio includes a mix of both iconic brands and newer, more affordable options. A key addition is the Marriott-branded hotel in Varanasi, India’s spiritual capital, which will feature 161 rooms. Also in India, a Courtyard by Marriott will be opening in Mundra, Gujarat, with 200 rooms. This hotel will serve a growing market for business and leisure travelers in Gujarat, one of India’s most economically vibrant states.

Additionally, JW Marriott Navi Mumbai will be a 450-room property catering to both business travelers and tourists. Similarly, the Moxy Navi Mumbai will feature 200 rooms and offer a modern, energetic vibe targeted at younger travelers looking for stylish and affordable accommodations.

The two Moxy-branded hotels coming to Pune—Moxy Pune Wakad and Moxy Pune Kharadi—will add a combined total of 464 rooms to Marriott’s portfolio. With Pune being a major tech and educational hub, these hotels will cater to a diverse set of travelers, from business professionals to students and tourists.

These new hotels will be developed by Ventive Hospitality and its subsidiaries, and will also be managed by Marriott. Four of these properties are being developed by Panchshil Realty, a prominent real estate group in India, with plans to transfer the hotels to Ventive at a later stage. Milind Wadekar, executive vice president of finance and investor relations at Ventive, stated that the hotels are expected to be completed over the next five to six years, with approximately 250 keys added to the portfolio annually.
