Rent growth of 3 to 7 percent predicted for next 12 months - McKnight's Senior Living

Most participants in a new survey by commercial real estate services and investment company CBRE said they expect senior living rent growth of 3% to 7% over the next 12 months.

“No respondents expect rent decreases for any segment, while the share of respondents expecting no change in rental rates fell slightly from our prior survey to 18.3%,” CBRE said of the results of its US Senior Housing & Care Investor Survey for the first half of 2025. It’s the 16th edition of the research.

The firm solicited feedback from private capital and institutional investors, developers, real estate investment trusts, brokers and others in April. The previous survey was conducted in October.

When asked to choose among options for rent growth increases or decreases in memory care, assisted living, independent living and active adult, the option of 3% to 7% rent growth was selected by the highest percentage of respondents across all property types compared with the other options in the survey. The next most popular choice was rent growth increases of 1% to 3%.

The percentage of participants selecting the 3% to 7% option was highest for independent living, at 64.7%, followed by memory care, at 58.8%, and assisted living at 55.6%. For active adult, 47.1% of respondents predicted rate growth of 3% to 7%.

Other choices for survey-takers were increases of more than 7%, flat growth, or decreases of 1% to 3%, 3% to 7%, or more than 7%.

CBRE itself forecasts overall annual rent growth of more than 5% over the next 36 months. “Cost feasible rent is approximately 20% above market rate at existing competitive alternatives in most core markets,” the company said.
