The Pizzeria to open in Yaphank

Pass the Parmesan and the chili flakes and get ready to sprinkle them on your favorite slice: The Pizzeria is expanding east with its eighth location to open in early 2026 at The Boulevard in Yaphank, a $450 million, 322-acre retail, office and residential development along the William Floyd Parkway.

The Pizzeria debuted at Smith Haven Mall in Lake Grove in 2020 and is owned by Paul Saccoccio, his brother Dan Saccoccio and their childhood friend, Cliff Weinstein. Other locations include Bayport, Islip, Lindenhurst, Bay Shore, Babylon, Smithtown and Babylon.

Paul Saccoccio said the lease for the new 4,200-square-foot, free standing building in Yaphank was signed two months ago. The design of this new location is going to be similar to the Babylon location, he said--a full-service restaurant ith a bar, plus indoor and outdoor seating areas. The menu will stay the same.

"We’re going to be a place that eventually offers happy hours and specials and family deals," Saccoccio said. "We want it to be a place where people can afford to come, the price point is intentional, and we want to make sure that people can come multiple times."

The retail portion of the development named The Shoppes at The Boulevard includes a Walmart Supercenter, Starbucks, Southpaw Brewing, and a Home2 Suites by Hilton.

When Saccoccio was looking for a space to open The Pizzeria’s eighth location, he didn’t think it would be Yaphank. But, he was happy to be proven wrong while touring the building in "this little city they've built out there," he said. "This is a home run."
