Billy Joel sells Centre Island 'Gate House' for $7 million - Newsday

The Piano Man has sold part — but not all — of his Centre Island estate for $7 million.

The sale of the home on Billy Joel's sprawling estate, known as "The Gate House" closed Wednesday for a private buyer, said Paul Mateyunas, a licensed real estate salesperson for Douglas Elliman Real Estate in Locust Valley. 

Real estate agents with Berkshire Hathaway HomeServices, including CEO Emmett Laffey and representatives for Joel did not respond to requests for comment Wednesday.

Joel, 76, had listed the 5,500-square-foot gate house, built on a 5-acre lot, for sale as part of his 26-acre property, dubbed "MiddleSea," in Oyster Bay. The entire estate was initially listed in September for $49.9 million.

The gate house sold Wednesday sits on the northeastern shore of Moses Point, facing Oyster Bay, Mateyunas said. The home was one of the original buildings of the George Bullock estate, known as "Yeadon," built on Centre Island in the early 1900s, Mateyunas said. The property was later acquired by Joel. 

The buyer of the home was not disclosed, and Mateyunas said they wished to remain private due to the "prominent seller." 

"I think they were attracted to the Old World character and eastern facing water front," Mateyunas said. "There are a variety of boats and scenery and this property is nice. There is a beautiful sunrise and it's closer to the mouth of Oyster Bay and Long Island Sound."

Mateyunas said the buyers had no prior connection to Joel. 

The sale comes as Joel and his family announced last week that he was canceling tour dates through next year after he was diagnosed with a brain disorder, normal pressure hydrocephalus, or NPH. The condition is treatable, but is caused by fluid in the brain that can affect balance and vision. 

The listing was removed in December and relisted separately in March, according to the price history listing for the estate. The gate house was listed for $8.5 million while the remainder of the estate, including Joel's main five-bedroom, 20,000-square-foot home, was listed for $39 million.

The gate house includes five bedrooms, four bathrooms, two gourmet kitchens and an in-ground pool. It also has a three-bedroom apartment, according to the website for the listing.

The remaining estate property includes the 20,000-square-foot main house, a 2,400-square-foot beach house, a 3,800-square-foot guesthouse and a six-car exotic garage.

The main home has five bedrooms and 11 bathrooms, with 30-foot ceilings, a chandelier and an iron marble staircase. It also has a library, a marble fireplace, a private balcony, a ballroom and wine cellar, according to the listing.

The main home was built on the estate in 1994 and renovated last year as Joel prepared it for sale. He also has a home in Sag Harbor and in October sold his home in Florida for $42.6 million, according to a listing for the Manalapan address.

Joel announced nearly two years ago that he planned to sell his Centre Island estate, but said he was not leaving New York. He ended his record-setting 150-performance residency in July at Madison Square Garden.

"I still have a house on Long Island," he explained during his 2023 New Year's Eve concert at Elmont's UBS Arena. "I'm just gonna spend a little more time in Florida, like old Jewish guys from Long Island do."
